First Home Buyer Grants 2025: Your Complete State-by-State Guide

Buying your first home is challenging, but government grants and schemes can provide significant help. Here's your complete guide to what's available across Australia.

Federal Schemes

First Home Guarantee (5% Deposit Scheme)

Purchase with just a 5% deposit without paying Lenders Mortgage Insurance. The government guarantees up to 15% of your loan. Property price caps apply and vary by location.

Regional First Home Buyer Guarantee

Similar to the above but specifically for regional areas, with 10,000 places available annually.

State-by-State Grants

Queensland: $30,000

Queensland offers the most generous grant at $30,000 for new homes under $750,000. This enhanced amount applies to contracts signed by 30 June 2026.

NSW: $10,000

$10,000 for new homes under $750,000. Plus stamp duty exemption for homes under $800,000, with concessions up to $1 million.

Victoria: $10,000

$10,000 for new homes up to $750,000 in regional Victoria. Off-the-plan stamp duty concessions also available.

South Australia: $15,000

$15,000 for new homes with no price cap. Stricter eligibility from February 2025.

Western Australia: $10,000

$10,000 for new homes up to $750,000 (Perth and South West) or $1,000,000 (north of 26th parallel).
